Occupancy Rate, ADR & RevPAR Calculator

Enter a period's nights, the nights you blocked for yourself, booked nights and room revenue. Owner stays are excluded so your occupancy isn't understated.

How the calculation works

Available nights = nights in period − blocked nights.

Occupancy = booked ÷ available. ADR = revenue ÷ booked nights. RevPAR = revenue ÷ available nights (= occupancy × ADR).

Worked example

30 nights, 4 blocked → 26 available. 18 booked → occupancy 18 ÷ 26 = 69.2%. €2,340 revenue ÷ 18 = €130 ADR. RevPAR = €2,340 ÷ 26 = €90.

Track all of this every month, not just once

The calculator above is a one-off snapshot. The STR Host Toolkit is a 16-tab Excel & Google Sheets workbook that does it for up to 5 properties: profit per property after platform fees, VAT and tourist tax, occupancy that ignores owner stays, a 365-night calendar with double-booking flag, Airbnb vs Booking net comparison, ROI (cap rate, cash-on-cash, DSCR), break-even rate, cleaning-fee calculator, a turnover checklist and guest message templates.

FAQ

Should owner stays count in occupancy?

No. Nights you block for yourself or maintenance were never for sale. Including them makes occupancy look lower than it is.

What's the difference between ADR and RevPAR?

ADR is the average price of nights you sold. RevPAR spreads revenue over every available night, so it rewards both price and occupancy. It is the best single number to compare months.

What is a good Airbnb occupancy rate?

It depends heavily on market and season. Compare against your own past months and local data rather than a universal number.
