Airbnb Weekly & Monthly Discount Calculator

Long stays save turnovers but come with a discount. Enter your rate, discounts and short-stay occupancy to compare one 28-night booking with filling the same 28 nights with short stays.

How the calculation works

Short stays: nights = 28 × occupancy; net = (rate × nights + cleaning fee × stays) × (1 − fee) − cleaning cost × stays. Monthly: net = (rate × 28 × (1 − discount) + cleaning fee) × (1 − fee) − one cleaning. Break-even discount sets the two equal.

Worked example

Short stays: 65% of 28 nights = 18.2 nights, net €1,841.23 after fees and cleans. One 28-night booking at 30% off (€84/night): net €1,996.70, €155 more. Any monthly discount up to about 35% beats short stays at these numbers.

Track all of this every month, not just once

The calculator above is a one-off snapshot. The STR Host Toolkit is a 16-tab Excel & Google Sheets workbook that does it for up to 5 properties: profit per property after platform fees, VAT and tourist tax, occupancy that ignores owner stays, a 365-night calendar with double-booking flag, Airbnb vs Booking net comparison, ROI (cap rate, cash-on-cash, DSCR), break-even rate, cleaning-fee calculator, a turnover checklist and guest message templates.

FAQ

What weekly and monthly discounts do hosts use?

It varies; many hosts offer roughly 10-20% weekly and larger monthly discounts, especially off-season. Check comparable listings.

Are long stays less work?

Yes: fewer turnovers and messages, but more wear and possible local tenancy-law issues for very long stays. Check your local rules.

Does utility use change?

Long-stay guests often use more utilities; add a margin if bills are included.
