Airbnb Furnishing & Setup Cost Calculator

Enter what you expect to spend per room (your own quotes; defaults are only placeholders) to get a total budget with contingency and how long it takes to earn back.

How the calculation works

Subtotal = bedrooms × cost + bathrooms × cost + living + kitchen + guests × linen set × sets + extras. Total = subtotal × (1 + contingency). Payback = total ÷ monthly profit.

Worked example

2 bedrooms × €1,400 + 1 bathroom €250 + living €1,800 + kitchen €900 + 4 guests × 3 sets × €45 + €700 extras = €6,990. With 10% contingency: €7,689, earned back in about 12.8 months at €600/month profit.

Track all of this every month, not just once

The calculator above is a one-off snapshot. The STR Host Toolkit is a 16-tab Excel & Google Sheets workbook that does it for up to 5 properties: profit per property after platform fees, VAT and tourist tax, occupancy that ignores owner stays, a 365-night calendar with double-booking flag, Airbnb vs Booking net comparison, ROI (cap rate, cash-on-cash, DSCR), break-even rate, cleaning-fee calculator, a turnover checklist and guest message templates.

FAQ

How much does it cost to furnish an Airbnb?

It depends on size, market and finish level. Price your own room list; this calculator structures the budget so nothing is forgotten.

How many linen sets do I need?

Many hosts keep about three sets per bed: one on the bed, one in the wash, one spare.

Can furnishing be depreciated?

Often yes. See the depreciation estimator, and confirm with a tax adviser.
