Airbnb Minimum Stay Calculator

Short stays carry a full turnover cost. Enter your rate and per-stay costs to see the profit on 1, 2, 3 and 7-night stays and the shortest stay that earns your target per night.

How the calculation works

Net for N nights = (rate × N + cleaning fee) × (1 − fee) − turnover cost − variable cost × N. Minimum stay = smallest N where net ÷ N ≥ target, i.e. N ≥ (turnover − cleaning fee × (1 − fee)) ÷ (rate × (1 − fee) − variable cost − target).

Worked example

At €110/night, €40 cleaning fee, €65 turnover cost and €8/night running costs with a 15% fee: a 1-night stay nets €54.50, a 2-night stay €140 (€70/night). To earn €60 a night you need a 2-night minimum.

Track all of this every month, not just once

The calculator above is a one-off snapshot. The STR Host Toolkit is a 16-tab Excel & Google Sheets workbook that does it for up to 5 properties: profit per property after platform fees, VAT and tourist tax, occupancy that ignores owner stays, a 365-night calendar with double-booking flag, Airbnb vs Booking net comparison, ROI (cap rate, cash-on-cash, DSCR), break-even rate, cleaning-fee calculator, a turnover checklist and guest message templates.

FAQ

Should I allow 1-night stays?

Only if a 1-night booking still clears your target after the full turnover cost, or if it fills a gap night that would otherwise stay empty.

Does a longer minimum stay lower occupancy?

Often, yes. Many hosts use a higher minimum on weekends and allow shorter gap-filling stays close to the date.

Can I charge more for short stays instead?

Yes. A higher cleaning fee or a short-stay rate both lower the minimum stay this calculator returns.
