Airbnb Profit Calculator

Enter your nightly rate, occupancy and costs to see what your listing actually earns after the platform fee, cleaning, co-host fees and fixed bills.

How the calculation works

Booked nights = nights × occupancy; stays = nights ÷ average stay.

Payout = (rate × nights + cleaning fee × stays) × (1 − platform fee). Profit = payout − management fee − fixed costs − cleaning cost × stays.

Worked example

€120 × 19.5 nights (65% of 30) + €50 × 6.5 stays = €2,665 gross. After 15%: €2,265.25. Costs: €1,600 fixed + 6.5 × €45 cleaning = €1,892.50. Profit = €372.75/month (€4,473/year), a 14% margin.

Track all of this every month, not just once

The calculator above is a one-off snapshot. The STR Host Toolkit is a 16-tab Excel & Google Sheets workbook that does it for up to 5 properties: profit per property after platform fees, VAT and tourist tax, occupancy that ignores owner stays, a 365-night calendar with double-booking flag, Airbnb vs Booking net comparison, ROI (cap rate, cash-on-cash, DSCR), break-even rate, cleaning-fee calculator, a turnover checklist and guest message templates.

FAQ

What counts as Airbnb profit?

What is left after platform fees, cleaning, management, utilities, rent or mortgage, insurance and supplies, before income tax.

Should I include my mortgage?

For cash profit, include the full mortgage payment. For an investment view, use the cap rate calculator, which excludes financing.

Why is my profit lower than my payouts suggest?

Payouts ignore turnover costs and fixed bills. Many hosts only see the real margin once every cost is tracked monthly.
