Airbnb Cleaning Fee Calculator
Add up what one turnover really costs you and see the cleaning fee that covers it after the platform takes its cut.
How the calculation works
True cost = cleaner + supplies + laundry + other. Platforms take their fee on the cleaning fee too, so to net the full cost you gross it up:
Cleaning fee = true cost ÷ (1 − platform fee)
Worked example
€40 cleaner + €6 supplies + €12 laundry = €58 per turnover. With a 15% fee: €58 ÷ 0.85 = €68.24. Over a 3-night average stay that cost equals €19.33 per night, which is useful if you prefer to build it into the nightly rate instead.
Track all of this every month, not just once
The calculator above is a one-off snapshot. The STR Host Toolkit is a 16-tab Excel & Google Sheets workbook that does it for up to 5 properties: profit per property after platform fees, VAT and tourist tax, occupancy that ignores owner stays, a 365-night calendar with double-booking flag, Airbnb vs Booking net comparison, ROI (cap rate, cash-on-cash, DSCR), break-even rate, cleaning-fee calculator, a turnover checklist and guest message templates.

FAQ
Should I charge a cleaning fee at all?
Many hosts fold some or all of it into the nightly rate because guests compare total price. A fee helps on short stays; on long stays, a lower fee or none can convert better.
Why gross up for the platform fee?
If the platform keeps 15% of the cleaning fee, charging exactly €58 only pays you €49.30, so you lose money on every turnover.
What should be in the true cost?
Cleaner pay, consumables you replace each stay, laundry or linen hire, and travel or your own time if you clean yourself.
