Airbnb Cost Per Stay (Turnover Expense) Calculator
Every booking has one-off turnover costs and per-night running costs. Enter yours to see cost per stay, cost per night and what the booking really leaves you.
How the calculation works
Cost per stay = cleaner + laundry + consumables + amenities + wear & tear + utilities × nights. Payout = (rate × nights + cleaning fee) × (1 − fee). Variable profit = payout − cost per stay (before fixed costs like rent).
Worked example
3 nights at €120 + €50 cleaning fee → €348.50 payout. Costs: €40 + €12 + €8 + €5 + €10 one-off plus 3 × €6 utilities = €93 per stay (€31 per night, 26.7% of payout), leaving €255.50 before fixed costs.
Track all of this every month, not just once
The calculator above is a one-off snapshot. The STR Host Toolkit is a 16-tab Excel & Google Sheets workbook that does it for up to 5 properties: profit per property after platform fees, VAT and tourist tax, occupancy that ignores owner stays, a 365-night calendar with double-booking flag, Airbnb vs Booking net comparison, ROI (cap rate, cash-on-cash, DSCR), break-even rate, cleaning-fee calculator, a turnover checklist and guest message templates.
