Airbnb Nightly Rate (Pricing) Calculator
Start from the profit you want, not from a guess. Enter costs, occupancy and target profit to get the average nightly rate needed, split into weekday and weekend prices.
How the calculation works
Required payout = fixed costs + target profit + cleaning cost × stays. Required gross = payout ÷ (1 − fee). Average rate = (required gross − cleaning fees collected) ÷ booked nights. Weekday rate = average ÷ (5/7 + 2/7 × (1 + weekend premium)).
Worked example
€1,600 costs + €800 target + 6.5 × €45 cleaning = €2,692.50 needed after fees → €3,167.65 gross. Minus €325 of cleaning fees, over 19.5 nights = €145.78 average: about €136 on weekdays and €170 on weekends with a 25% premium. If occupancy drops to 55%, you'd need about €172.
Track all of this every month, not just once
The calculator above is a one-off snapshot. The STR Host Toolkit is a 16-tab Excel & Google Sheets workbook that does it for up to 5 properties: profit per property after platform fees, VAT and tourist tax, occupancy that ignores owner stays, a 365-night calendar with double-booking flag, Airbnb vs Booking net comparison, ROI (cap rate, cash-on-cash, DSCR), break-even rate, cleaning-fee calculator, a turnover checklist and guest message templates.

FAQ
Should I price by cost or by market?
Both. This gives your floor for a target profit; the market tells you whether guests will pay it. If the needed rate is far above comparables, costs or expectations need to change.
How big should a weekend premium be?
It varies by market; city leisure markets often see weekend demand well above weekdays. Test and watch occupancy.
