Airbnb DSCR Loan & Mortgage Calculator

DSCR lenders qualify a rental on its income rather than yours. Enter price, loan terms and expected revenue (and the share a lender will count) to see DSCR and the most you could borrow.

How the calculation works

Monthly P&I = loan × r ÷ (1 − (1 + r)−n). PITIA = P&I + (tax + insurance + HOA) ÷ 12. DSCR = qualifying income ÷ (PITIA × 12). Max P&I = income ÷ 12 ÷ required DSCR − tax/insurance ÷ 12, converted back to a loan amount.

Worked example

€350,000 with 25% down = €262,500 loan at 7.5% over 30 years: €1,835.44 P&I, €2,335.44 PITIA. Lender counts 80% of €60,000 = €48,000 → DSCR 1.71. At a required 1.20, the maximum loan is about €405,217 (≈ €540,289 price at 25% down).

Track all of this every month, not just once

The calculator above is a one-off snapshot. The STR Host Toolkit is a 16-tab Excel & Google Sheets workbook that does it for up to 5 properties: profit per property after platform fees, VAT and tourist tax, occupancy that ignores owner stays, a 365-night calendar with double-booking flag, Airbnb vs Booking net comparison, ROI (cap rate, cash-on-cash, DSCR), break-even rate, cleaning-fee calculator, a turnover checklist and guest message templates.

FAQ

What DSCR do lenders require for Airbnb loans?

Commonly 1.0 to 1.25, with better pricing at higher ratios. Requirements vary by lender and country.

Why only count part of the revenue?

Some lenders haircut short-term rental income or use a projection report, because STR income varies more than a lease. Ask your lender which method they use.

Is this a loan offer?

No. It is an estimate for planning; lenders apply their own rules.
