Airbnb Revenue & Income Estimator

This estimator uses no market data: put in rates and occupancy you've seen in your area (or in comparable listings' calendars) and it projects a full year, with ADR and RevPAR.

How the calculation works

A year has 365 × 5/7 weekday nights and 365 × 2/7 weekend nights. Room revenue = weekday rate × weekday booked nights + weekend rate × weekend booked nights. Cleaning fees = stays × fee. Payout = gross × (1 − platform fee). ADR = room revenue ÷ booked nights; RevPAR = room revenue ÷ 365.

Worked example

260.7 weekday nights × 55% = 143.4 booked at €110; 104.3 weekend nights × 85% = 88.6 booked at €145. Room revenue €28,626, plus €3,867 cleaning fees = €32,494 gross; after 15% that's €27,620 payout a year (about €2,302/month). ADR €123.37, RevPAR €78.43.

Track all of this every month, not just once

The calculator above is a one-off snapshot. The STR Host Toolkit is a 16-tab Excel & Google Sheets workbook that does it for up to 5 properties: profit per property after platform fees, VAT and tourist tax, occupancy that ignores owner stays, a 365-night calendar with double-booking flag, Airbnb vs Booking net comparison, ROI (cap rate, cash-on-cash, DSCR), break-even rate, cleaning-fee calculator, a turnover checklist and guest message templates.

FAQ

Where do I get rate and occupancy assumptions?

Look at comparable listings' prices and blocked calendar dates over a few months, or your own history. Use conservative numbers.

Does this include seasonality?

Only via your weekday/weekend split. For strong seasons, run it once per season and combine.

Is payout the same as profit?

No. Use the Airbnb profit calculator to subtract cleaning, bills and other costs.
