Airbnb Management & Co-Host Fee Calculator
Management contracts charge the same percentage on different bases, which can change the cost a lot. Enter one month's bookings to compare.
How the calculation works
Payout = (room revenue + cleaning fees) × (1 − platform fee). The fee is the percentage applied to either room revenue after platform fee, total payout, or gross bookings, plus any flat fee. Owner net = payout − management fee − cleaning cost.
Worked example
€3,000 room revenue + €350 cleaning fees, 15% platform fee → €2,847.50 payout. A 20% fee costs €510 on room revenue after fees, €569.50 on payout, or €670 on gross: a €160/month gap from the same "20%".
Track all of this every month, not just once
