Airbnb Occupancy / Tourist Tax Calculator

Cities charge tourist or occupancy tax in different ways: a percentage of the stay, an amount per guest per night, or a flat amount per night. Fill in the rule that applies to you (leave others at 0) to see the tax for one stay.

How the calculation works

Percentage tax = (rate × nights + cleaning) × %. Per-person tax = amount × guests × nights. Flat tax = amount × nights. VAT included in a gross price = price × VAT ÷ (1 + VAT).

Worked example

A 3-night stay for 2 guests with a €3 per person per night tax: 3 × 2 × €3 = €18. With a 12.5% percentage tax instead on €420: €52.50.

Track all of this every month, not just once

The calculator above is a one-off snapshot. The STR Host Toolkit is a 16-tab Excel & Google Sheets workbook that does it for up to 5 properties: profit per property after platform fees, VAT and tourist tax, occupancy that ignores owner stays, a 365-night calendar with double-booking flag, Airbnb vs Booking net comparison, ROI (cap rate, cash-on-cash, DSCR), break-even rate, cleaning-fee calculator, a turnover checklist and guest message templates.

FAQ

Does Airbnb collect occupancy tax for me?

In many cities Airbnb collects and remits some taxes automatically, but not everywhere and not always all taxes. Check Airbnb's tax collection page for your location and your local authority's rules.

Is the cleaning fee taxed?

Often yes for percentage-based taxes, but rules differ by city. Check your local regulations.

Is this tax advice?

No. Use it to estimate; confirm rates and exemptions (children, long stays) with your municipality or a tax adviser.
